Nature & Liability (The Risk Clause)

The Guest acknowledges that Bohio is located in a rural, forested environment (Steelville, MO). By booking this stay, the Guest expressly assumes all risks associated with a rural property, including but not limited to:

  • Wildlife & Insects: The presence of deer, turkeys, insects, spiders, and other woodland animals is normal. Bohio Vacations is not responsible for any encounters or injuries involving local wildlife.

  • Terrain & Outdoors: The Guest understands that the property may have uneven terrain, rocks, and mud. Use of the outdoor areas is at the Guest's own risk.

  • Amenities: Use of the [Hot Tub/Fire Pit/Grill] is "Use at Your Own Risk." Bohio Vacations, LLC is not liable for any injuries, slips, or health risks resulting from the use of these facilities.

Respect the Land (In Place of Quiet Rules)
​

While we do not enforce strict "Quiet Hours," Bohio is a place of peace and nature.

  • No Large Parties: This property is for the registered number of guests only.

  • Outdoor Noise: Please be mindful that sound travels in the valley. We ask that you enjoy the outdoors responsibly and avoid excessive amplified music that disrupts the natural environment.

  • Fire Safety: Fires are permitted only in the designated fire pit. Never leave a fire unattended and ensure it is fully extinguished before going inside.

Identification & Booking Requirements
​

To protect our property and guests, Bohio, LLC requires a Government-Issued ID for all reservations.

  • Reservations will not be considered "Confirmed" until a photo of a valid ID (matching the name on the credit card) has been provided through our secure portal.

  • Guests must be at least [21/25] years of age to book.

Security Deposit & Damages
​

A security deposit of [250] is required for all stays.

  • This is a "Hold" on your card and will be released within 48–72 hours after check-out, provided no damage, smoking, or unauthorized pets are found.

  • Any damage exceeding the deposit amount will be billed to the guest's card on file.
